Two audiences, one confused homepage

Meridian Property Management serves tenants and property owners — two completely different relationships with two completely different needs — through a single generic homepage that served neither well. We split it in two.

One generic message trying to speak to both a prospective tenant and a property owner deciding who manages their building — and reaching neither clearly.

The problem

A property management company's website has to do two very different jobs at once: help a prospective tenant find and lease a unit, and convince a property owner to trust Meridian with their asset. The old site blurred both into one vague “Reliable Property Management” message with a single Learn More button.

There were no available units listed anywhere, which meant every rental enquiry started as a phone call asking what was even open. For a business competing with listing sites that show real units with real photos, that was a serious disadvantage.

Existing tenants had no self-service options — rent payment, maintenance requests and lease documents all ran through phone calls and paper, generating a steady stream of office work that a portal would have absorbed.


The approach

Three moves, in order.

Put real units on the site

A listings page with photos, address, rent and unit count lets a prospective tenant browse actual availability instead of calling to ask what's open.

Give tenants a portal, not a phone tree

Paying rent, submitting maintenance requests and viewing lease documents moved online, cutting a large share of routine office calls.

Speak to owners on their own page

A separate owner services page covering rent collection, maintenance coordination and financial reporting makes the pitch to property owners directly, instead of hoping they read between the lines of tenant-facing copy.

The new homepage

A pitch made directly to property owners, on a page built for them specifically.

Also delivered

A maintenance-request tracking view inside the tenant portal so tenants can see status without calling to check — the single most common reason for inbound calls before launch.
